Viewing homes all the time gets my OCD boiling. It's one part of my job I have a love/hate relationship with. I love it because I get to see the look on people's faces when they walk through the door while viewing current homes for sale. I usually know instantly if whether my clients may be calling it their new home or not. Their body language and emotions are raging! Knowing that I am part of that makes me giddy.
However, the part that I hate is scrolling and/or physically looking through a home and my heart aches because I know it's not sold or will not sell at the current market value because of the shape its in or the color they chose. My heart aches for that homeowner because A - they probably know that but, they don't have the skills or money to fix it or B - they may have another professional who never took the time to tell them they needed to change it. Staging is huge with me so I can help you showcase what really matters to the eye at the time of a one hour show. I mean the color you paint your home and its inside can make a dramatic change or the decor you love can sometimes turn others from possibly purchasing it. I believe the term here is called "taste specific". Could you imagine being a neutral person and you walk through a home and all the colors on the walls are bright blue and red? I showed a home once and my clients referred to it as " the skittles house". Let that sink in for a moment. What about walking into a room and a lot of dead animals are staring at you? That's really not that big of a problem for me because I have an imaginary vision for design and can see past what they can't. Well, maybe it scares me a bit when huge hogs are just standing there staring at me. It's kind of creepy actually so I can only imagine what's going through my clients' mind!
Outside all the frills and "taste specific" homes there's so much more to that. What I can do is see the huge picture window and those beautiful trees out back. I can hear those birds chirping from the patio. I can notice those beautiful beams adorning the ceiling. I can smell the wonders of new carpet. It's something I am able to do and that's what I do love. You see, there's all the little things that make a house someone's home but, unfortunately people aren't buying homes they are buying a house so they can make it their home.
So here are some questions when choosing what to do with that space before selling a home:
"What color should I choose"? Remember that dark colors or woods will make the space seem smaller.
"How can I save money"? If being on budget has your resources limited, focus on rooms that make an impact first like the kitchen and living room. You can always freshen up an outdated bathroom with just a new coat of color and changing out the hardware.
"What if I have wallpaper"? If you've ever taken wallpaper down yourself you can easily answer that question!
De-cluttering, organizing, and cleaning are also a key factor as well that makes me scream "HELP, these people"! These are always different topics that I've touched on before.
